Home builders in Uganda range from an individual fundi with a crew to a registered construction company that builds the whole house under a written contract. The right choice depends on how much of the buying, supervision and risk you want to carry yourself. This page is for people choosing who will build their home: the options, what to prepare, and the questions to settle before you sign.
We are Building Construction Company Uganda, a construction company on Kampala Road in Kampala, registered with the Uganda Registration Services Bureau (URSB). Which kind of home builder?
| Builder | What you get | What you carry |
|---|---|---|
| Individual fundi with a team | Skilled labour, paid by the day, the task or the stage | Buying materials, supervision, quality checks and the risk if work stops |
| Small building firm | Labour, some materials and a foreman | Part of the supervision; check the firm’s registration and track record |
| Construction company | One party responsible for labour, materials, supervision and the finished house under a contract | Paying on agreed stages and making decisions on time |
A fundi suits a small, simple build where you can be on site often. A small firm suits a bungalow with a clear BOQ. A construction company suits storeyed houses and owners who live abroad or cannot supervise the site themselves.
Whichever route you take, the structure of a storeyed house still needs a design by a registered engineer, and the plans still need approval. Read building contractors in Uganda for how labour-only and labour-and-materials contracts work.
Build on your own plot, or buy and build?
- On your own plot. You choose the design and the builder. You handle the title, the approval and the utility connections. Most private homes in Uganda are built this way.
- Buy a plot and build. Do a land search at the land registry before you pay for the plot, confirm the boundaries with a surveyor, and check that the area allows the house you want. Ask whether water and power reach the plot, because bringing them in adds cost.
- Buy a finished or estate house. You see the product before you pay, but you have little say in the structure and materials. Ask who built it and whether the plans were approved.
Before you approach a home builder
- Have a right to build on the land. A land title, or a sale agreement with a clear title search, and a plot you have walked with the surveyor.
- Get drawings and approval. An architect prepares the plans, a structural engineer designs a storeyed house, and the plans go to KCCA or the local council. See building plan approval in Uganda.
- Set a budget range and decide how you will pay: all at once or stage by stage. See the cost of building a house in Uganda.
- Decide labour only or labour and materials. The BOQ should say which, line by line.
- Choose the finishes early. Floors, ceilings, roof covering, doors and windows change the cost more than many owners expect.
Questions to settle before you sign
- Who will run your site day to day, and how often will an engineer inspect the structure?
- What exactly does the price include, and which items are provisional sums?
- What are the payment stages, and what must be finished before each payment?
- How will changes you ask for be priced and approved?
- What happens if work stops, and who fixes defects after handover?

If you are building from abroad
Many homes in Uganda are built by owners who live in another country or another town. If you will not be on site, agree in writing how you will receive progress reports and photos, who you can call, and who releases payments. Pay against completed stages rather than in advance, and ask someone you trust, or an independent engineer, to inspect the key stages: foundation, ring beam and roof.
Where we build
We are based in Kampala and work on projects across Uganda. You can see photos of building work by our team in our projects.
Frequently asked questions
What is the difference between home builders and house construction?
This page helps you choose who builds your home. The house construction page describes what our house building service covers, stage by stage.
Is a fundi cheaper than a construction company?
The labour rate is often lower, but you carry the buying, the supervision and the risk of delays or poor work. Compare the full cost, including your own time on site.
Can I build in stages?
Yes. Many owners build the shell first and finish later. Agree the stages in the BOQ and the contract so each stage is priced and complete.
Do I need an architect?
You need approved drawings. An architect prepares them, and a structural engineer designs the structure of a storeyed house.
Can I build my home in Uganda while living abroad?
Yes, if the contract sets out progress reports, staged payments and who inspects the work. Agree these before work starts.
Can you build outside Kampala?
Yes. We are based in Kampala and work across Uganda. Tell us where your plot is when you request a quote.
