Design and build is a way of procuring a building in which one company is responsible for both the design and the construction under a single contract. This page explains how design and build works in Uganda, when it suits a project, and what to agree before you sign.
We offer design and build from our office on Kampala Road, and our founders bring 20+ years of construction experience. If you would like us to discuss a design and build arrangement for your project, send us the details.
How design and build works
In the traditional route you appoint an architect and engineer to design the building, then hire a contractor to build it. In design and build:
- You give a brief: what the building is for, the size, the budget and the date.
- The design and build company develops the design with its architect and engineers.
- You agree the design, the price and the programme in one contract.
- The same company builds it and answers for the result.
The design team and the builders work together, so cost and buildability are considered from the first sketch.
Design and build compared with the traditional route
- One point of responsibility. If the design and the construction do not match, there is no argument between two parties.
- Faster start. Construction can begin while later parts of the design are finished.
- Earlier price certainty. The builder prices the design as it develops.
- Less owner control of the detail. You agree the brief and the design, but the company makes more day-to-day decisions. A clear brief matters more.
- Independent checking. You may still want your own engineer or quantity surveyor to review the design and the BOQ.
When design and build suits a project
It suits owners who want one contract and a fixed programme, and projects where speed matters, such as commercial buildings, warehouses and rental developments. It suits less well when the owner wants to control every design detail, or already has approved drawings. In that case, a contractor priced from your drawings is the simpler route. What to agree in the contract
- the brief and the design stages, and who approves each;
- the price, and how changes are priced;
- the payment stages, linked to completed work;
- the programme, with the start and completion dates;
- who obtains the approvals, and who pays the fees;
- the specification of materials and finishes;
- who is responsible for defects after handover.

Frequently asked questions
What does design and build mean?
One company designs and builds the project under a single contract, so one party answers for both.
Is design and build cheaper?
Not automatically. It can save time and avoid disputes between designer and builder, but the price depends on the brief and the specification. Get the price in writing against a defined scope.
Do I still need approvals?
Yes. The plans must be approved by KCCA or the local council before building. Agree in the contract who prepares and submits them.
Can I change the design after signing?
Changes are possible but they change the price and the programme. Agree how changes are priced before you sign.
Do you offer design and build?
Send us your brief and we will tell you how we would approach the project.
