Part of our guide to Construction Companies in Uganda
A three-bedroom house is the most common family home built in Uganda, but its cost is not fixed. Two houses with the same number of bedrooms can differ widely in price because of the floor area, the number of floors, the finishes and the site. This guide shows what decides the cost of a 3-bedroom house and how to price yours properly.
Building Construction Company Uganda prices houses from drawings in a bill of quantities (BOQ). We do not publish a single price for a 3-bedroom house, because it would not match your design.
What a 3-bedroom house usually includes
- three bedrooms, one or two with their own bathroom;
- a living room and a dining area;
- a kitchen and a store;
- a family bathroom and toilet;
- a veranda or porch.
The floor area depends on the room sizes, and the plan can be a bungalow or a storeyed house.
Bungalow or storeyed?
- A bungalow needs a larger plot and a bigger roof and foundation for the same floor area, but a simpler structure and quicker work.
- A storeyed house uses a smaller footprint, but needs a structural engineer, a stronger frame, an upper floor and a staircase.
Neither is always cheaper. Compare both on your plot with a BOQ.

What decides the cost
- Floor area. Count the covered area, including the veranda, because the roof and floor are built for it.
- Foundation. Soil, slope and water decide the type and depth.
- Walls and structure. Block walls on a concrete frame cost more than load-bearing walls but suit storeyed houses.
- Roof. Iron sheets, clay tiles and stone-coated steel tiles differ in material and in truss strength. See roofing contractors in Uganda.
- Finishes. Floor tiles, ceilings, doors, windows, kitchen fittings and paint make the biggest difference.
- Services. Number of bathrooms, water supply, drainage and electrical points.
- External works. Fence, gate, paving and drainage.
Layout choices that change the cost
Two 3-bedroom houses with the same floor area can cost very different amounts. The choices that matter most:
- Bathrooms. A master en-suite plus a shared bathroom costs more than one shared bathroom, because each wet room adds plumbing, tiling, fittings and drainage.
- Kitchen and store. An open kitchen joined to the living room needs less walling than a closed kitchen with a separate store, but more ventilation.
- Roof shape and span. A compact, nearly square plan gives the shortest roof span and the simplest trusses. An L-shaped or stepped plan adds valleys, hips and roofing material.
- Verandas and porches. They add roof area, columns and floor finish without adding rooms.
- Boys’ quarters or an annex. A separate small unit on the plot adds a second foundation, roof and set of services.
- Ceiling height and windows. Taller walls and larger windows add blocks, plaster, glass and grilles.
How to price your 3-bedroom house
- Choose or commission the plan and get it drawn and approved. See building plan approval in Uganda.
- Write down the specification for floors, ceilings, doors, windows, roof and fittings.
- Ask two or three contractors for a BOQ from the same drawings and specification.
- Compare the BOQs line by line, and note what each leaves out.
- Add a contingency and your approval and external work costs.

Frequently asked questions
How much does a 3-bedroom house cost in Uganda?
It depends on the area, the finishes, the structure and the site. We do not publish a figure without drawings. A BOQ priced from your plan gives you the real number.
How big is a 3-bedroom house?
It varies with the plan. Room sizes, circulation and the veranda decide the covered area.
Is a bungalow cheaper than a storeyed house?
Not always. A bungalow needs a larger foundation and roof for the same floor area. Compare both with a BOQ.
What costs extra beyond the building?
Land, approvals, design fees, the fence and gate, and connections for water and power.
Can I build a 3-bedroom house in stages?
Yes. Many owners build the shell first and finish later. Agree the stages in the BOQ so each is priced and complete.
