Construction Cost per Square Metre in Uganda

Last updated:

Part of our guide to Construction Companies in Uganda

Construction cost per square metre is the total building cost divided by the floor area. It is popular because it is quick, but it is only a rough average, and using it wrongly is one of the commonest causes of a blown budget. This guide explains how the rate is calculated, why it varies so much, and how to use it safely.

Building Construction Company Uganda prices projects from drawings in a bill of quantities (BOQ). We do not publish a rate per square metre here, because the number would hide the things that decide your cost.

How the rate is calculated

Cost per square metre = total building cost ÷ gross floor area.

Both parts need defining before the number means anything.

  • Total building cost: does it include the foundation, the roof, services, finishes and external works? Does it include approvals and design fees?
  • Floor area: is it the net room area or the gross area measured to the outside of the walls? Does it include the veranda, the balcony and the staircase?

Two people quoting a rate may be measuring different things.

Why the rate varies

  • Specification. Basic and high-end finishes can differ widely in price on identical floor plans.
  • Structure and height. A multi-storey frame costs more per square metre than a single-storey building.
  • Shape. A simple rectangle is cheaper than a plan with many corners.
  • Site. Soil, slope and access change the foundation and the site costs.
  • Services. Offices, hotels and factories carry more services per square metre than a house.
  • Scale. Large repeated buildings can cost less per square metre.
  • Timing and location. Material prices and delivery distances.

Using a rate safely

  1. Treat it as a first filter, not a quote. It tells you whether a project is in the right range, not what it will cost.
  2. Compare like with like. Same building type, same specification, same inclusions.
  3. Ask what is included every time you are given a rate.
  4. Convert to a BOQ as soon as you have drawings.
  5. Add the costs outside it: land, approvals, design, external works and contingency.

Better ways to estimate

  • A BOQ priced from drawings. See the bill of quantities guide.
  • A quantity surveyor’s estimate at the design stage.
  • Comparison with a similar finished building, adjusted for the differences.

Frequently asked questions

What is the construction cost per square metre in Uganda?

There is no single figure. It depends on the building type, the specification, the structure, the site and the date. A BOQ priced from your drawings gives you the real number.

Is cost per square metre accurate?

Only as a rough guide. It hides the specification and the inclusions, so two buildings of the same area can differ widely.

Does the rate include the land and approvals?

Usually not. Always ask what a quoted rate includes.

Gross or net floor area?

Gross area is measured to the outside of the walls, net area is the usable room area. Make sure both sides use the same one.

What should I use instead?

A BOQ priced from drawings, or a quantity surveyor’s estimate at the design stage.
